Management
A South Carolina native, Benji Smith is the guiding voice of Flagship. After becoming a licensed realtor in 1994 Benji returned to his home state in 1997 to live and work on Greenville’s Eastside with his wife, Nancy M. Netter, M.D., where they raised their two sons. With nearly a decade of experience in selling residential properties he became Broker in Charge at Coldwell Banker in 2002, where he managed more than 40 real estate sales agents and managed over $700 million of real estate transactions.
Benji’s career reached new heights in 2008 when he founded Flagship Properties as a Commercial Sales and Leasing company and quickly set about building a team of proven real estate agents while at the same time expanding the portfolio of the business. With Executive Vice President Jon Pickhardt, he added the Residential Division, purchased Riverside Property Management (now Flagship Property Management) in 2010, purchased Rent The Upstate in 2012, and in 2013 acquired ownership and commercial operations of The Office Centers – the largest executive suites company in Upstate South Carolina leasing to more than 200 businesses in 3 locations. During the COVID-19 pandemic, Smith and Pickhardt made the strategic acquisition of Convergent Property Group’s property management business. Under Smith’s guidance and strong vision Flagship Properties has grown into an industry-leading company in the Greenville region, with a broad base of expertise and experience in every aspect of real estate sales, leasing, and management.
Naturally Benji is an important voice in the Greenville community. In his professional life he devotes time to Greater Greenville Association of Realtors (“GGAR”) Commercial Alliance Steering Committee, he has served on the GGAR Board of Directors, and was a recipient of the Caine Halter Commercial Broker of the Year. Benji is a member of Covenant United Methodist Church, and stays ever-active running, mountain biking, hiking, and coastal fishing.
Benji earned his CCIM (Certified Commercial Investment Member) designation to better serve his clients in real estate analyses of financial, investment, market, and user-decision. Office sales and leasing with an emphasis on healthcare facilities has also been instrumental in Benji’s success. Well-rounded in the multiple aspects of commercial real estate, his transactions also include sales and leasing of retail strip-centers, and industrial/flex/warehouse buildings. During seasons of low-inventory markets, Benji excels in structuring land-deals for new construction of medical facilities, office buildings, industrial/warehouse, multi-family, mixed-use, retail, and residential neighborhoods.
After gaining a decade of experience in management with Belk, Inc., Jon Pickhardt moved into real estate in 2006 to take on a new challenge, and to allow him to spend more time with his wife, Melanie, and their two sons. In 2010 he partnered with Benji Smith to purchase Riverside Property Management – now known as Flagship Property Management – and became sales manager for Flagship Properties.
Having returned to Greenville after spending 15 years in coastal Florida and South Carolina, Jon quickly became an important member of the local community. He has volunteered his time as a youth sports coach at his children’s school, was a Board Member of his local HOA, and in 2014 became the board President of the Greater Greenville Association of Realtors, an organization he has worked with since 2010. Jon has also spent time volunteering with Habitat for Humanity, where he worked hands on to build a house. In his free time he likes to keep active by playing basketball and racquetball, and he can often be found cheering on his two sons from the sidelines of their baseball and football games.
Jon believes that the strength of Flagship lies in the sheer breadth of experience to be found in the team he manages. “We are literally a one stop shop,” he says. “Whatever your needs, we have someone who excels in the field.” As sales manager his contribution to the team comes from the wealth of industry contacts he has developed over his extensive career, and the skills he’s learned to develop a customized marketing plan to help his clients move quickly, whether they’re buying or selling.
With Jon’s help Flagship has found an important niche in the Greenville real estate market, and is now uniquely positioned to help buyers, sellers and landlord and tenants in both residential and commercial properties anywhere in the region. As Jon says, “Our clients’ best interests come first!”
Agents
A South Carolina native daughter and Greenville resident of almost 30 years, Meg Hyatt is proud to call Greenville home and lives for her local community. In what little free time she has to spare she volunteers for Meals on Wheels and United Way, has served as President of her neighborhood HOA, and served on the PTA board for many years while her two children were attending local elementary and middle schools. “I feel it’s an honor to be involved with the Greenville community,” she says. You’d only have to watch her cheer on her beloved USC Gamecocks from the bleachers of the Williams-Brice Stadium to be sure that she supports her community through thick and thin.
It’s that sense of responsibility for the people of Greenville that has driven Meg to become one of the leading realtors in the region. When she joined the Flagship team in 2011 she was already a top producing agent and local representative, and since then her skills have only improved. She now specializes in helping busy professionals buy and sell residential property, and prides herself on treating every one of her clients honestly, ethically and efficiently. “I bring a level of professionalism to my work that enables my clients to concentrate on their own work,” she says. “My goal is happy, satisfied clients!”
As the mother of two children, both now graduated from Coastal Carolina University, Meg understands the importance of family. She considers her children her two greatest accomplishments, and she believes that there’s no better way she can help other families than to make sure she matches them up with the perfect place to call home. In order to do that she can simply draw on the 30 years of Greenville experience, and she won’t quit until she’s found it. “My commitment to my clients,” she says, “is honesty, consistency and dedication.”
